When obtaining a home loan,each state and bank/lender has requirements for what type of documents that you will need to provide, but the following is pretty much what loan documents you will need to have ready when you are applying for a home loan.
Some Bank/lenders may require more document in some cases to further strengthen your finance application if they need to, however your mortgagr broker will assist you when you are applying.
When your mortgage broker comes to see you, the whole process will be quicker if you have your documents ready.
Eligibility to apply for a Loan
- All applicants must be Permanent residents or Australian Citizens
- All applicants must also be 18 years of age and over
Proof of Income
PAYG
- Stable employment with continuance income.
- Two copies of your most recent payslips or employment letter confirming your employment status and income.
- If we need to take your overtime pay into account, or if you are employed casually, we require your last two tax returns or group certificates.
Self Employed
- If you are self-employed you will need your tax returns and profit and loss statements, and your individual tax assesment notices for the last 2 years.
- Your current employer's details (name, address and phone number). If you have been in your current employment less than two years, we require the details of your previous employment.
- If you have been in your current employment less than two years, we require the details of your previous employment
Identification
Proof of identity is required to apply for all loans and you must have a total of 100 points, these include:
70 Points: (primary document)
- Australian Passport
- Birth Certificate
- Australian Citizenship Certifcate
40 Points & below (secondary document)
- Drivers Licence (40 pts)
- Council Rates notice (35 pts)
- Medicare card (25 pts)
- Bank Card (25 pts)
- Utility Bills (25Pts)
Assets & Liabilities
Assets
- Details of your assets including bank accounts, shares, life insurance, motor vehicles and any personal effects (inclduing furniture,jewellery).
Liabilities
- Details of your financial liabilities (eg. payments made on other personal or car loans, other home loans,investment loans and credit cards, etc). In some cases we will also require recent bank statements for verification.
Other
- If you are "cashing out" some of your equity to consolidate other debts such as personal loans or credit cards, some lenders may require you to provide the last three months bank statements of those accounts.
